How it works

  • We don’t need to find you 1000 houses – just the one that’s right. That’s why we’re called Mono Houses.

    We start by getting to know you. Investment or dream home? Full-time living or seasonal rental? Budget? Region? Style?

    Before our call, we’ll ask you to think about these questions. It helps us understand what you really want.

    Then we’ll meet for an online chat. No pressure. Just a personal introduction and a chance to talk about what you’re looking for.

  • When you’re ready, I start the hunt.

    On- and off-market. I know the agents worth talking to and have local connections throughout the Peloponnese.

    I’ll carefully select 2–4 properties to present, with an initial legal check and a realistic sense of negotiation space.

    Every property must meet the Mono standards:

    1. High ROI potential – even if you’re not investing, your home should gain value over time.

    2. Character – It needs to have great fundamentals to work with.

    3. Do-able renovation – no endless projects.

    4. Mono X-factor - I need to see true potential.

    You’ll get a clear file for each property with images, price, negotiation potential, pros and cons, and ideas for transformation.

    After our call, you choose which one to explore further. I’ll then do deeper checks with our lawyer, talk to agents about negotiation and timing, and verify all key details.

    You’ll also get an inspiration document with renovation ideas, a rough cost estimate, a basic floor plan, and visual mood board. Plus a simple ROI calculator, market price analysis and rental potential.

    You’ll have everything you need to make an informed decision – including direct contacts for the agent and local lawyer.

  • Once you have the complete file – with legal check, renovation ideas and budget – I’ll put you in touch with the real estate agent to finalize the purchase.

    I’ll also share trusted local contacts: lawyers, notaries, topographers – everything you need for a smooth, hassle-free transaction.

    Optional: I can also help design the full renovation, with engineers, architects and permitting.

  • Find & Inspire from of €1.500 up to €2.700 - based on budget and m2. You get:

    • 2 to 3 documented property proposals

    • including a call with explanation

    • rough calculations of purchase, costs, renovations

    • a detailed report on one selected property.

    • A substantiated valuation after renovation, ROI and the rental potential.

    Additionally a full renovation design and renovation project management is possible - price on request.
